Real Estate Investor Website

It sometimes can be challenging to find motivated sellers as an investor. Strict lending requirements and a soft real estate market are among a slew of hurdles facing investors these days.

Tip your hat to a terrible financial market and a poor housing market because motivated sellers are not hard to find. At the end of the day there isn’t. The question is, how do you find them?

I found that an excellent way to find motivated sellers is on the internet. You needn’t look far to see fly-by-night services pawning lists of motivated sellers. I’m suggesting a total online solution that allows the owner to control. Essentially, a way for motivated sellers to contact you through a site that you own.

So how do you go about implementing such a solution? It starts with a professional-looking website. It must show your business as legitmate and able to solve the problems of motivated sellers. It should prove that you have the knowledge to solve the visitors problem. Convincing sales copy is a must if you want your visitors to want to work with you and contact you. It must have a vehicle of allowing visitors to give you their information inlcuding details about their property.

Begin with an expert internet solution that you build yourself or hire someone to create. Or you can get a pre-designed template and make some modifications to it. It will take some coding skills to make something from scratch or even modify a template. Hiring it out will certainly require capital. Your time is important and you should decide what it’s worth. Should you allow yourself to make $20 per hour to create the solution yourself? Do you have more time than money?

Testimonials are convincing and should be included. If you’ve been using any sort of credibility kit when you meet with sellers just transfer it online. Actual photo-copied letters are excellent if you have them. You may also want to put some streaming audio testimonials. Happy customers have proven, time and time again, to be the most persuasive part of sales.

Visitors to your site will submit their information using your forms if you use convincing sales copy. I think Dean Kennedy is a phenomenal resource to tap when creating your content. He’s a proven professional when it comes to copy writing. You’ll get some excellent ideas if you buy his book, The Ultimate Sales Letter, and read it through. You’ll drastically increase your leads by including a call to action on each page.

Last but not least be sure to liberally place lead generators. These are forms online that your visitors fill out. The forms capture vital contact information as well as details about their property. Storing the data is vital and it will be necessary to do some minor programming to connect the form fields to the database.

Once the website is up and running the last item to check off is getting visitors to it. Using the major search engines to advertise is a great way to do this. This can be accomplished with paid advertising or SEO to gain top rankings. Once you start receiving traffic you may find that you’ll need to tweak your copy. If your visitors aren’t turning to leads the way you would like then try rearranging or re-writing the content. Landing pages that only offer the ability to fill out a form can be effective.

With a good overal web solution and effective PPC and SEO campaigns you’ll be receiving the motivated sellers you need to increase your bottom line.
